Property management
The smart building management system for property teams
Vacant units, plant rooms, basements across five addresses — a portfolio fails in the places nobody visits. Battery-powered sensors watch them around the clock, and Kilo turns every reading into one live picture your caretakers and managers share.
Property management
The smart building problems property teams deal with
01
The leak nobody reported for three weeks
A vacant unit, a slow drip behind the kitchen unit, and a tenant downstairs who assumed someone else had called. By handover it’s a ceiling, a floor, and an insurance deductible.
02
One caretaker, five buildings
Plant rooms, basements, and roof access spread across town. Whatever today’s round misses waits — and grows — until the next visit.
03
The damage claim without a timeline
When did the moisture start? Was the heating running? Without readings, every claim becomes a negotiation — with the insurer, the tenant, or both.

Where sensors pay off across a portfolio
Catch leaks before the ceiling below does
Battery-powered leak sensors under boilers, sinks, and risers report the first drops — in occupied units, vacant ones, and the technical rooms in between.

Make utility bills explainable
Meter buildings, common areas, and heating circuits to spot the heater running in an empty unit — and put real numbers behind costs split across tenants.

Stop mold before it becomes a dispute
Humidity and CO₂ sensors flag rooms trending toward condensation, so ventilation gets fixed before the repaint quote and the damp claim.

Run every building from one screen
Dashboards and the 3D building twin put plant rooms, basements, and roofs across the whole portfolio in one live view that recolors as readings arrive.

Smart building management FAQ
Can I retrofit older buildings without wiring?
Yes. Battery-powered LoRaWAN and mioty sensors run for years and reach through concrete and basements — one gateway typically covers an entire building. Devices that already speak MQTT connect directly. Sensors and gateways come from the Kilo Electronics store, pre-configured on request.
Can I manage several buildings in one account?
Yes. Dashboards and the building twin organize sites, buildings, and floors into one portfolio view, so a team stretched across properties works from the same live picture.
How do alerts reach the caretaker instead of just me?
Every alarm carries an escalation chain: the caretaker is notified first — by email, SMS, or push through the Critical Alerts app — and if nothing is resolved, the manager is next. The rules engine can even command connected devices, like closing a valve when a leak is detected.
